The Lucknow Development Authority (LDA) is laying out an ambitious roadmap for the city’s next phase of expansion, with a series of large townships and specialised urban projects planned along Mohan Road, Agra Expressway, Sitapur Road, IIM Road and Sultanpur Road.Spanning thousands of acres, the projects are expected to accommodate several lakh residents while creating new hubs for education, healthcare, business, logistics and employment. The planned developments signal a shift in Lucknow’s growth model. Instead of merely extending existing neighbourhoods, the LDA is creating self-contained urban centres equipped with housing, schools, hospitals, commercial districts, green spaces and transport infrastructure.Anant Nagar to Anchor Mohan Road ExpansionOne of the most advanced projects is Anant Nagar, coming up on nearly 785 acres along Mohan Road. Planned across eight sectors, the township will have more than 18,000 flats and nearly 2,500 residential plots.A key component is a proposed 103-acre Education City earmarked for schools, colleges and research institutions. The township will also feature sports facilities, commercial centres, open spaces and community infrastructure, with a dedicated link road to Kisan Path improving connectivity. The LDA has already approved Aditi Apartments, the first multi-storey housing project within Anant Nagar. The scheme will comprise 1,392 flats across five towers, including 1BHK and 2BHK units targeted at different income groups. Affordable housing remains a focus, with thousands of units planned for economically weaker and low-income families.Varun Vihar to Blend Housing & LogisticsAlong the Agra Expressway, the proposed Varun Vihar Township represents one of the largest expansion projects in the city.Spread over 5,610 acres, the township is expected to accommodate more than three lakh people. Plans include over 15,000 residential, commercial and group housing plots.A major attraction is a 300-acre logistics park linked to both the Agra Expressway and Kisan Path. An inter-state bus terminal, schools, healthcare facilities and commercial zones are also part of the proposal. The township has been divided into 25 sectors, while nearly 800 acres have been reserved for parks, green belts and water bodies, aiming to balance urban growth with environmental considerations.Naimish Nagar to Drive Northern GrowthOn Sitapur Road, the LDA is developing Naimish Nagar, envisioned as a major urban centre on the northern edge of Lucknow.Spread across 18 villages and covering around 1,486 hectares, the project is planned for nearly two lakh residents. The township will include residential plots, roads, parks, health centres, schools, ponds and community facilities. The authority has already initiated land allotment in part of the project while continuing phased acquisition in other areas. Its location in the rapidly developing IIM Road-Sitapur Road belt is expected to boost residential and institutional growth in northern Lucknow.Prabandh Nagar Set for RevivalThe long-pending Prabandh Nagar project near IIM Road is also back on the LDA agenda.Originally proposed in 2008, the 1,800-acre township stalled due to compensation disputes, legal issues and land acquisition hurdles. The authority has now approved measures to revive the project and proposed a committee to resolve pending issues with landowners.Once developed, the township is expected to provide housing and commercial opportunities for around two lakh people while strengthening the city’s growth corridor around IIM Road.Sultanpur Road Emerges as a New Urban HubSultanpur Road is witnessing the most diversified development strategy, with both Wellness City and IT City planned along the corridor.Wellness CitySpread over approximately 1,200 acres, Wellness City aims to combine housing, healthcare and commercial activity within a single integrated development. The project includes nearly 2,000 residential plots and land earmarked for private developers expected to construct around 10,000 flats.A healthcare zone covering about 150 acres has been proposed, featuring a super-speciality hospital, medical college and Vipassana centre. Plans also include the relocation of the Aminabad medicine market.Large portions of land have been reserved for parks, green belts, roads and commercial activity.IT CityThe proposed IT City seeks to create an employment and innovation hub while integrating residential and commercial development.Spread across 1,582 acres and covering land from 11 villages, the project includes separate zones for residential development, group housing, commercial activity and industry. The land-use plan allocates 342 acres for industrial activity, 300 acres for group housing, 120 acres for residential development, 120 acres for public facilities, and 225 acres for green spaces.Connectivity is planned through the Purvanchal Expressway and major master-plan roads. The LDA estimates development and acquisition costs at over Rs 4,289 crore, while projected revenues from plot sales are expected to exceed Rs 4,700 crore.Housing Push Within the CityThe authority’s plans are not confined to peripheral townships.Several housing projects are being pursued within existing urban areas to increase residential capacity and accommodate changing housing needs.Major projects include Aishbagh Square, featuring 384 premium apartments in four 27-storey towers, Park View Apartments in Basant Kunj, Bageshwari Apartments in Sharda Nagar with over 1,200 affordable housing units, Nautica Greens in CG City with 500 apartments and 20 penthouses, and Lake View Apartments in Viraj Khand, currently under planning. These projects are designed to add housing stock within the city while complementing the larger peripheral developments.Infrastructure at the CoreRoad and transport infrastructure form the backbone of the expansion strategy.Kisan Path connects several proposed growth zones, while the Agra Expressway, Sitapur Road, IIM Road, Sultanpur Road and the Purvanchal Expressway serve as major development corridors. The LDA is also factoring in future metro connectivity and city bus services to ensure that the new townships remain linked to the urban core.Beyond roads, each township incorporates provisions for drainage systems, schools, hospitals, community centres, parks, commercial zones and public facilities.A Network of New Urban CentresWhat distinguishes the current expansion phase is its scale and geographic spread.Varun Vihar alone is planned for more than three lakh residents, while Naimish Nagar and Prabandh Nagar are each expected to house around two lakh people. Anant Nagar and the developments along Sultanpur Road will add significantly to that capacity.Together, these projects are creating multiple growth centres rather than a single satellite township. Mohan Road, Agra Expressway, Sitapur Road, IIM Road and Sultanpur Road are all emerging as independent development corridors with distinct economic and residential identities. As planning progresses into construction and occupation, Lucknow’s urban boundaries are poised to extend well beyond their current limits. The city’s next chapter will be shaped not only by the growth of existing neighbourhoods but by an interconnected network of new townships designed to support its future population, economy and infrastructure needs.
